Terms and Conditions.

  1. Booking - after making a verbal reservation  to stay at Tropical Breeze Villa a booking form will be sent to you, the party leader must complete the booking form and sign on behalf of all members of the party that the booking conditions together with our general information have been read and accepted and then return the form to us. The accommodation is booked solely for the use of the guests named on the booking form. Due to State Fire Regulations in Florida, the maximum occupancy as advised by us must not be exceeded. To confirm your booking we will require a 10% non-refundable deposit within 7 days of our verbal confimation of your arrangements. Your Booking is confirmed only when we receive your deposit and booking form.
  2. Paying the Balance - the balance of your booking is payable ten weeks prior to your arrival in Florida. Where payment in full has not been made by this due date, we reserve the right to cancel the booking and the booking deposit will not be refunded. Where bookings are made within eight weeks of your arrival date in Florida, we will require full payment at the time of booking.
  3. Price Guarantee - all prices are subject to change without notice. Rentals paid for in full will not be subject to any increase or surcharge unless booked more than 12 months in advance when an increase in rates my be necessary due to inflation and rate review.
  4. What's Included - you have use of the property including all Utilities except pool heating, for which a supplement is payable. The property is cleaned and prepared for your arrival. Maid service is not included in this property and it's therefore up to you to keep the property clean and to change bed linen and towels during tour stay if you so require.
  5. Check - in & Check - out - the property is availbale to check in at 4.00pm local time on your day of arrival. We ask that you vacate the property by 10.00am on your day of departure, leaving it in a tidy condition to enable the cleaners to prepare for our new arriving guests.
  6. Arriving at the Property - On arrival at the property or as soon as is practicable we request that you go to the managing agents office, Florida Spirit Vacation Homes, and sign the required rental agreement to cover the duration of your stay.
  7. Security Deposit or Damage Waiver Insurance - A £200 Security Deposit in the form of a cheque will be required by us at the time of your final payment. This will be held to cover or part cover any breakages, excess cleaning costs or damage to the property. The deposit will be returned within 30 days of the end of the rental period subject to the inspection by the management company, less any deductions to cover the cost of replacement or repair. Costs in excess of this amount will be invoiced and payable in full immediately. An alternative to paying the Security Deposit is by taking out a Damage Waiver Insurance at a cost of £25 which covers Accidental Damage ONLY that may occur during your stay, any damage that is deemed not to be accidental will be invoiced for and payable in full immediately.
  8. Cancellation - For cancellations between 4 and 10 weeks before arrival date there will be a 50% refund. For cancellations within 4 weeks of the arrival date there will be no refund.
  9. Force Majeure - No liablilty can be accepted for events, which are 'force majeure'. These include, but are not limited to war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions or other events outside our control.
  10. Liability - we accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the property or swimming pool, or any other loss or damage howsoever caused to any property brought to the premises.
  11. In case of complaint - while it is unlikely that you should have a complaint about the property you have booked, occasionally things do go wrong. If you have a problem during your stay, you MUST inform Florida Spirit Management Company immediately who will endeavour to rectify the matter. We will not accept liablilty for any dissatisfaction or other complaint not reported to the local managing agent during your stay.
  12. Insurance - It is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. No responsibility is accepted for any death, illness or loss or damage to property and/or motor vehicles howsoever caused.
  13. Departure Documentation - Approximately 30 days before arrival, we will send you details, giving directions to the property and information on how to get into the gated community of The Manor and your vacation home. You will be given the security codes to the 'lock box' and the 'entrance gates' at this time. The security codes will be needed to access the 'lock box' located at the front of the property and the gates to the community. Please remember to take these details with you otherwise access to the community and the property cannot be guaranteed.

Changes can be made to these Terms and Conditions and also to the content of this website www.tropicalbreezeorlando.co.uk at any time without any prior notice being given.
